An inventory is a binding legal document that provides an accurate written record of the condition and contents of a property at the beginning of a tenancy. The inventory is only effective if it is accurate.

Landlords are strongly advised to have in place, a clear, fair and detailed inventory of the contents and condition of the property being rented. This document can be used to validate whether or not a tenant is entitled to a full or partial return of a deposit. Without an accurate inventory, a landlord has no evidence to prove that the property that has been let has been neglected or abused in any way, and therefore has no natural legal recourse to withhold monies lodged as a deposit.

Our promise

• We promise to undertake a fair, consistent and totally independent inventory which reflects the genuine condition and contents of the property you are renting

• We are committed to providing a professional, efficient service

• We are experts in our field and totally understand the importance of an accurate inventory and its significance under the terms of the tenancy deposit protection schemes introduced under the revised Housing Act 2004

• We will only work with letting agents / private landlords committed to the same superior standard of fair and ethical trading that Let Invent subscribes to.
